Business Plan Development

I charge a flat fee to keep things as stress free as possible for you! The fee includes the written plan, and the projections (revenue center detail, first year ramp, 3 year outlook).

The three most common scenarios I see are:

Scenario 1: (URGENT) You are talking to the bank (and contractors), they are ready to send you to underwriting - but you need a plan.  Let's go!  I'm ready!

Scenario 2: (SEMI-URGENT) You are talking to people (banks, brokers, contractors) and they are saying you could get to underwriting in the next 60 days. We should get going so you don't feel super rushed.

Scenario 3: (YOU WANT URGENCY) You have not started talking to brokers, banks, or contractors but you want to.. you started a plan.. but hit the writers block wall and want it to get done!  Let's get going!  And I can help you find bankers, brokers, and contractors!

Scenario 4: (NOT URGENT YET) The idea lives in your head, on your heart, and you really want to see it in a real business plan with projections.  If you are thinking about it, you should allow yourself to discover what the idea looks like. Get going!

If you are in a really urgent situation, they can be done in as few as a couple of weeks. But most take about 30-45 days.  My recommendation is to allow yourself 60-90 days so that you have time to process the information thoughtfully and do research.

That's fine, I'm happy to help you with edits to update the rent or loan amount. I understand sometimes square footage changes too - which will impact your projections and other details inside the plan.  I here to support and be helpful!

Probably the most common question I get!  This is an interactive process, wherein I ask questions to get to know you and your vision. I then translate that into a formal document, careful to retain your personality and language to the best of my ability.  I believe strongly in the ethics of capturing your vision.. which means we will work together to make the magic happen!  What you won't have to worry about is writers block, paper writing structure, data structure, building spreadsheets, or business jargon - I take care of all of that. 

It is! And through the process of building this plan, because we are collaborating on the information you are also incrementally building the muscles you need to be able to naturally answer their questions.  Banks lend to people that have great ideas.  This formal plan is facilitating your vision by formalizing the concept.. you are the real unicorn in your business!

I'm super flexible to the style that works best for my clients.  The preferred method most choose is a collaborative google workspace, but if you prefer live chats - that's great too! I'm adaptable and ready to work with any style.
